Pese a que el crecimiento del ecosistema proptech en México ha sido acelerado, especialmente en los últimos cinco años, y ha demostrado resiliencia ante episodios coyunturales complejos, el gran reto de este año es sobrevivir a los efectos que impactan en el mercado, especialmente la falta de capital de riesgo y otros indicadores como la inflación y las alzas en las tasas de interés.
Eduardo Orozco, cofundador de la Alo Home, comentó que si bien la disminución del capital de riesgo en esta industria ha impactado profundamente a las proptech en México, también representa una gran oportunidad para las que logren sobrevivir, pues, según datos de un estudio reciente de Endeavor, las 112 plataformas de este ecosistema apenas representan 3% de la industria inmobiliaria a nivel nacional.
“El reto que tenemos en este año, y lo hemos hablado con inversionistas y otros fundadores proptech, es que el 2023 se trata de sobrevivir… Es difícil sobrevivir y levantarse, pero por otro lado la oportunidad (de crecimiento) mejoró drásticamente porque hay menos jugadores, porque hay menos capital y se va a tener menos competencia”, destacó Orozco en entrevista.
De acuerdo con el más reciente análisis de la industria proptech en México, elaborado por Endeavor junto con el fondo MatterScale, de las 112 tecnológicas inmobiliarias detectadas en el país, 58% se creó en los últimos cinco años.
Asimismo, el diagnóstico detalla que durante el 2022, el sector proptech recibió cerca de 517 millones de dólares de capital de riesgo, es decir, una disminución de 48% respecto a lo levantado en el 2021, que fue un año récord para esta industria.
Si bien los inversionistas han visto en el sector proptech de México una oportunidad, la industria en el país todavía dista de las cifras de grandes capitales que llegan a otras naciones, donde su ecosistema es más avanzado, como por ejemplo Estados Unidos, Reino Unido, India, Corea del Sur, España o Brasil.
Orozco reconoció que si bien han habido algunas empresas que han dejado de operar, o se han fusionado con otras para sobrevivir, la oportunidad está en diversificarse hacia otros ramos de la industria inmobiliaria, como la construcción, pues actualmente casi todas las empresas están concentradas en el segmento residencial con servicios principalmente de corretaje y de alquiler.
“La construcción es una área de gran oportunidad, pero es muy difícil digitalizar”, destacó Orozco.

En el contexto de la consolidación de la industria proptech, Orozco resaltó que comienzan a surgir proyectos que no son acelerados por la tecnología, sino que realmente desarrollan tecnología para tratar de resolver alguna de las deficiencias del mercado inmobiliario.
